The most common issue that we discovered when talking to consumers who had completed major building projects in the past was that the companies who completed the work for them over promised at the sales stage and then under delivered once the works began. Generally clients felt ‘abandoned’ by the company they had chosen and it seemed as though they only had any interaction with them when payments were due. There was little or no client involvement when key decisions were made and requests for information were often ignored or met with extremely delayed responses.
With this in mind, We have chosen to only run as many projects as we can personally oversee, allowing us to give your project the time and attention to detail it deserves. We are on hand to provide regular updates, answers to queries and expert advice where needed. Our service is designed to be personal and professional.
Another common complaint we heard was that it felt as if they were paying a premium to maintain a large number of ‘behind the scenes’ staff in an office somewhere, few of whom worked on their project or even introduced themselves. Where this wasn’t the case, the alternative was the clients were often given a main point of contact who never visited the site, had very little knowledge about construction and could do very little to help. This was often reflected when these clients discussed the project with their builders, whom it seemed had been contracted on a very limited budget and whilst they were very willing and capable they had very little contact with the company that were supposedly in charge.
After considering the competition, we have deliberately kept our operation small and simple with no unnecessary bodies, so we can offer excellent value for money with clear and consistent communication. We do not hire sales people as they are simply not a fit with our type of operation. We also do not have a twitter account, as in our opinion an excellent building project is delivered by great trades people working to a realistic budget, not by a mystery employee hiding behind a twitter account.
We also took the time to speak to number of trades people who had worked for some of the larger firms. Their experience reflected that most of the large Loft Conversion/Extension companies were taking such large commissions from the client’s overall budget that they were always left with an inadequate budget to actually build the project. When trying to feed this back to the people in charge they were either shut down or ignored. They also felt on a regular basis they were forced to effectively beg clients to add further funds to the budget to allow them to do the job properly and it seemed as though some of these discussions could have been had with the sales person at the beginning, however they were simply avoided to keep the overall cost down and make the quote seem more attractive.
To overcome these issues we ensure each project budget is calculated to ensure every box of screws and every piece of timber is accounted for. What this means in real terms is that the trades people working on your project are not constrained by an unrealistic budget and they can do their job to the best of their ability.
We have deliberately not hired a fancy office on a busy London high street and instead channel the funds that would be used to pay for this into your project, where we feel it is best spent. When the project calls for a meeting with the team and the client, we can either meet you at your property (which is where the action is happening) or if we need to escape to a quieter place we know a good coffee shop in every corner of the city where we can discuss your project at your convenience.
We also have an environmental focus, aside from not maintaining a large office or fleet of vehicles, (we even car share wherever possible), we look to recycle any materials removed from site that would otherwise go to landfill and we ensure all our construction timber is FSC certified.
All of the projects we undertake are completed under independent building control supervision, which ensures adherence to current regulations regarding among other things, insulation to achieve the required U Value.
We not only aim to meet these regulations, but exceed them. Packing expensive insulation into new structures only yields good results when someone takes the care and time to do it properly.
If you’ve ever been in a new extension or conversion and it felt cold in winter, it wasn’t done the way we would do it!
Our workforce has been carefully and personally selected by the company directors, based on a range of criteria including but not limited to completing projects to the highest standards, in a reasonable time, with respect and care for the clients and their families. No one enters your home unless we have vetted them first.
There’s no getting away from it, this is building work. It’s intrusive, noisy, dusty and disruptive. We cannot change that, but we understand it, so we know how best to manage it and ensure it affects you and your family as little as possible.
We pride ourselves on being able to manage projects during difficult weather, always advising the use of a temporary scaffold roof where budget allows, but if anything of this nature, or other accidental damage, should happen and it’s attributable to the on site team, it will be repaired and made good, no quibbling.
