An Energy Performance Certificate (EPC) rates the energy efficiency and environmental impact of a property. It is rated on a scale from A to G (where A is the most efficient and G the least efficient). Commonly refered to as an EPC, it is a document which is required when a property is to be sold or rented out.

If you are selling your property a sale cannot legally be completed by the buyers or sellers solicitor unless it has a valid EPC in place on the official EPC Register.

For rentals, all private rental properties in Southend must achieve an energy efficiency rating of at least E on their Energy Performance Certificate. If your property has an F or G Rating you may not be allowed to rent it out unless it is covered by a statutory exemption.
